The amount of SDLT depends on the purchase price of the property or piece of land and whether it is your primary residence or an additional property.<\/p>\n<h4 id=\"currentsdltrateseffectivefromapril2025\">Current SDLT Rates (Effective from 1st April 2025)<\/h4>\n<p>For main residential properties the SDLT rates are tiered as follows:<\/p>\n<ul>\n<li><strong>Up to \u00a3125,000<\/strong>: 0%<\/li>\n<li><strong>\u00a3125,001 to \u00a3250,000<\/strong>: 2%<\/li>\n<li><strong>\u00a3250,001 to \u00a3925,000<\/strong>: 5%<\/li>\n<li><strong>\u00a3925,001 to \u00a31.5 million<\/strong>: 10%<\/li>\n<li><strong>Above \u00a31.5 million<\/strong>: 12%<\/li>\n<\/ul>\n<p>For example, if you purchase a house for \u00a3295,000, from the 1st April 2025 the SDLT would be calculated as follows:<\/p>\n<ul>\n<li>0% on the first \u00a3125,000<\/li>\n<li>2% on the next \u00a3125,000 (\u00a32,500)<\/li>\n<li>5% on the remaining \u00a340,000 (\u00a32,250)<\/li>\n<\/ul>\n<p>This totals \u00a34,750 in SDLT.<\/p>\n<hr \/>\n<p>&nbsp;<\/p>\n<h3 id=\"higherratesforadditionalproperties\">Higher Rates for Additional Properties<\/h3>\n<p><strong>Higher rates Stamp Duty was previously 3%, however, this increased to 5% as of 31st October 2024 (known as the Higher Rates for Additional Dwellings, or HRAD)\u00a0<\/strong><\/p>\n<p>If you are buying a <strong data-start=\"1591\" data-end=\"1606\">second home <\/strong>this\u00a0applies across each band:<\/p>\n<ul>\n<li><strong>Up to \u00a3125,000<\/strong>: 5%<\/li>\n<li><strong>\u00a3125,001 to \u00a3250,000<\/strong>: 7%<\/li>\n<li><strong>\u00a3250,001 to \u00a3925,000<\/strong>: 10%<\/li>\n<li><strong>\u00a3925,001 to \u00a31.5 million<\/strong>: 15%<\/li>\n<li><strong>Above \u00a31.5 million<\/strong>: 17%<\/li>\n<\/ul>\n<p>For example, purchasing a second property for \u00a3500,000 would incur SDLT as follows:<\/p>\n<ul>\n<li>5% on the first \u00a3125,000 (\u00a36,250)<\/li>\n<li>7% on the next \u00a3125,000 (\u00a38,750)<\/li>\n<li>10% on the remaining \u00a3250,000 (\u00a325,000)<\/li>\n<\/ul>\n<p>This totals \u00a340,000 in SDLT.<\/p>\n<p>Here is a helpful <a href=\"https:\/\/www.tax.service.gov.uk\/calculate-stamp-duty-land-tax\/#!\/intro\">Stamp Duty calculator<\/a> to work out an estimate<\/p>\n<h3 data-start=\"508\" data-end=\"542\"><strong data-start=\"515\" data-end=\"542\">When Higher Rates Apply<\/strong><\/h3>\n<p data-start=\"544\" data-end=\"585\">You will usually pay the higher rates if:<\/p>\n<ul>\n<li data-start=\"589\" data-end=\"726\">The property you&#8217;re buying is <strong data-start=\"619\" data-end=\"634\">residential<\/strong>, <strong data-start=\"636\" data-end=\"661\">costs \u00a340,000 or more<\/strong>, and you already own another property worth <strong data-start=\"706\" data-end=\"725\">\u00a340,000 or more<\/strong>.<\/li>\n<li data-start=\"729\" data-end=\"840\">You <strong data-start=\"733\" data-end=\"745\">part-own<\/strong> another property (anywhere in the world), and your <strong data-start=\"797\" data-end=\"806\">share<\/strong> is valued at <strong data-start=\"820\" data-end=\"839\">\u00a340,000 or more<\/strong>.<\/li>\n<li data-start=\"843\" data-end=\"909\">You\u2019re buying a property in the UK but already own one <strong data-start=\"898\" data-end=\"908\">abroad<\/strong>.<\/li>\n<li data-start=\"912\" data-end=\"1077\">You&#8217;re <strong data-start=\"919\" data-end=\"956\">married or in a civil partnership<\/strong>, and <strong data-start=\"962\" data-end=\"1010\">your spouse or partner owns another property<\/strong>\u2014HMRC treats you as one &#8220;unit&#8221;, even if you&#8217;re not buying together.<\/li>\n<\/ul>\n<h3 data-start=\"1079\" data-end=\"1120\"><strong data-start=\"1086\" data-end=\"1120\">When Higher Rates Do Not Apply<\/strong><\/h3>\n<p data-start=\"1122\" data-end=\"1161\">The 3% surcharge does <strong data-start=\"1144\" data-end=\"1151\">not<\/strong> apply if:<\/p>\n<ul>\n<li data-start=\"1165\" data-end=\"1225\">The property being purchased is <strong data-start=\"1197\" data-end=\"1224\">worth less than \u00a340,000<\/strong>.<\/li>\n<li data-start=\"1228\" data-end=\"1317\">The property is a <strong data-start=\"1246\" data-end=\"1267\">moveable dwelling<\/strong> such as a <strong data-start=\"1278\" data-end=\"1316\">caravan, houseboat, or mobile home<\/strong>.<\/li>\n<li data-start=\"1320\" data-end=\"1527\">You&#8217;re <strong data-start=\"1327\" data-end=\"1360\">replacing your main residence<\/strong> and have sold your previous main home either before or within 36 months of the new purchase (you may also be eligible for a <strong data-start=\"1483\" data-end=\"1493\">refund<\/strong> of the higher rate in this case).<\/li>\n<\/ul>\n<p>Some holiday homes are subject to <strong data-start=\"1624\" data-end=\"1649\">planning restrictions<\/strong>\u2014for example, they can only be used as holiday accommodation or cannot be used year-round. If in doubt, always consult a qualified tax advisor to assess the correct SDLT classification.<\/p>\n<hr \/>\n<h3 id=\"regionalvariations\">Regional Variations<\/h3>\n<p>In Scotland, the equivalent tax is the Land and Buildings Transaction Tax (LBTT), and in Wales, it is the Land Transaction Tax (LTT).
