An Overview of the Northumberland Holiday Let Market

We’re still a nation of staycation lovers. In fact, 63% of Brits are planning a UK getaway this year. However, guest habits are changing. People are booking later, traveling more frequently, and looking for flexible, standout properties that offer a bit of luxury.

Despite economic uncertainty, Northumberland holiday lets market has remained exceptionally strong — and demand continues to rise. Winter brought both challenges and change — from severe storms to a rise in last-minute bookings — setting the tone for a dynamic and fast-paced year ahead, continuing through spring, summer, and autumn where stand out seasons, with peak summer almost at full occupancy.

Here are some key statistics on how Northumbria Coast & Country Cottages performed in 2025:

Boost your bookings: How to increase your holiday let income

Beyond expert marketing reach, Northumbria Coast & Country Cottages provides intelligent, dynamic pricing software to give your property a competitive edge in today’s busy market. This data-driven approach is designed to balance peak occupancy with maximum financial return. Our systems automatically adjust your rates in real-time based on live guest searches, broader seasonal booking trends, and your property’s specific performance.

Property owners who trust our data and opt into our dynamic pricing model enjoy an average of 7 extra bookings and a 26% boost in revenue.

Furthermore, holiday homeowners who collaborate with us to establish their baseline pricing achieve, on average, 41% higher earnings than those who manage and set their rates independently.

Last minute is the New Normal

We are noticing that he way people book holidays has changed dramatically. Our guests are searching later, comparing more options, and expecting instant availability. Today’s guests are more spontaneous than ever:

  • 22% of bookings are now made within just four weeks of arrival
  • 12% are booked within one week
  • Same-day bookings are rapidly increasing

Flexibility is the key

There’s a trend for smaller properties, in particular 1 bed, with shorter booking windows — meaning owners who remain flexible are capturing more reservations and filling more gaps in their calendar.

Simple changes can make a huge difference:

✅ Flexible arrival days
✅ Shorter minimum stays
✅ Dynamic pricing
✅ Faster response times

👉 In today’s market, flexibility doesn’t just improve bookings — it drives revenue.

Short Breaks are Delivering Big Returns

Puffin Cottage, Craster (Ref. 1175140)

The report has revealed the traditional seven-night holiday is no longer the norm. Modern travellers are choosing multiple shorter getaways throughout the year instead of one long annual break — and that’s creating exciting opportunities for holiday let owners.

Right now:

  • 34% of our bookings in Northumbria are for short breaks
  • The average stay length is now 5.5 nights

And here’s where it gets interesting:

Two short breaks can generate on average 148% of the income of a traditional weekly booking. Why? Because shorter stays often command higher nightly rates and create more booking opportunities across the calendar.

Whether it’s a romantic weekend in Bamburgh, a foodie escape to Amble, or a last-minute coastal retreat, guests are actively searching for flexible short stays all year round.

🏡 Owners embracing short breaks are seeing stronger occupancy and greater profitability.

2. Muscle Shoals Seahouses

3. Sandpiper Cottage, Low Newton-by-the-Sea

4. Old Coastguard Cottages, Amble

Features that guests look for

In a crowded market, standout features are becoming essential. We’ve noticed properties that generate the strongest results are those offering experiences guests can’t easily find elsewhere.

Northumbria Coast & Country Cottages have identified traveller behaviour has changed in a short space of time — and the most successful holiday let owners are adapting ahead of the curve.

Here are the biggest trends influencing bookings in 2026:

🐾 Pet-Friendly Holidays Continue to Rise

More guests are refusing to leave pets behind and actively filtering for pet-friendly holiday lets.

🌱 Sustainable Travel is Growing

Eco-conscious travellers are looking for greener accommodation, and EV charging remains a huge untapped opportunity — currently available in just 6% of properties.

🍽️ “Tastecations” Are Trending

Food-led travel is booming, with guests choosing destinations based on restaurants, pubs, seafood, and local experiences.

🧳 Solo Travel is Increasing

More people are booking independent coastal escapes focused on relaxation, wellbeing, and remote working.

🤖 AI is Changing Holiday Planning

Short, experience-led breaks are replacing the traditional once-a-year holiday.

👉 Owners who evolve with these trends are positioning themselves for long-term success.
