A really lovely property, immaculately clean, with everything needed.

We loved how bright it is and how relaxed we felt whilst we were there.

Well located property short walk to the high street with shops and pubs.

Very well equipped with everything we needed. Lovely small patio area and parking for 2 cars. Would stay again if in the area.

Everything is just great and high standard, we had a fantastic week!

A great cottage right in the heart of Bellingham.

A very clean and well presented holiday cottage well positioned for all the facilities within the village. Great walks direct from the cottage, with opportunities to see fantastic waterfalls, wild deer, grey heron and much more.

Rowan Barn is one of the best holiday lets I have ever stayed in.

Beautifully decorated, very clean, well equipped & everything you need. The bed was extremely comfy as are the sofas. Having the patio door open to the sound of the river & birds was lovely. I sat out reading a couple of times, it was so peaceful. Would definitely recommend.

Beautiful cottage in a lovely, quiet setting.

Bright, clean and comfortable with everything we needed. Nice touches of fresh flowers, welcome pack, milk in fridge and delightful little local handmade soaps. Modern without losing the cosy cottage feel and nice and warm from the rather chilly May we’ve had so far! Great little private patio out the back beside the burn and plenty of birdsong. Bellingham is really nice village with shops, pubs, places to eat out or get takeaways. Good local walks too and not far from Kielder Water and Forest. Bus service to Hexham was useful too. We enjoyed our week here immensely!

Been to many cottages, barns, caravans, lodges etc around the UK, but this is the first one that we have ever booked to come back to while still staying there.

That's how perfect it is. The village location (4x pubs, gift shops, various takeaways and coffee shops), the barn location (heron watching anyone?), the parking, the cleanliness, the facilities (the porch area and utility perfect for muddy boots and wet clothes after walking). The road to it is a little tight around the corners, but if an Amazon van and a motorhome can get there, so can you! Already looking forward to returning.

This is a delightful property with lots of facilities.

Also really close to local amenities. Really comfy and lovely views from the property.

It is a lovely place to stay. It has been renovated to a high standard. It's a great place to stay after your days out walking. Under floor heating, modern kitchen and bathroom,separate utility room. The furniture is modern and comfortable. Everything that you could wish for. We will definitely stay there again.

Great break at Rowen barn , lovely decorations for Christmas, second time we have been and would go back again.

An excellent property, the only negative being the caravan park immediately opposite, I was hoping for a rural outlook, something that does wonders for my mental health, unfortunately this was not visible in the online photos, but cleanliness and comfort in the cottage was very high, I would return here.

We had a wonderful holiday at Rowan Barn.

The house was spotlessly clean and we really appreciated the extra touches - Halloween decor and some treats which the kids loved. The kitchen had everything we needed and the beds were very comfortable. Allison was very helpful when we had a question about the stair gate. Perfect location very peaceful next to the water and Bellingham was lovely plenty of shops, cafe and within easy reach of lots of places to visit. Thanks again

The house was modern, immaculate and very cosy with everything you could possibly need. Great location with plenty of shops and pubs on the doorstep. We visited Cragside, Wallington, Belsay hall, castle and gardens and Northumberland college zoo! Thank you for the flowers and treats x

We had a wonderful week at Rowan Barn.

The cottage is very comfortable and cosy and well equipped. I would recommend asking for the twin beds to be linked as that room is much bigger and the bed was huge and super comfy! The bathroom is lovely and the shower is perfect. The fresh flowers and welcome treats were a lovely surprise - thank you Alison. A short walk takes you to the centre of the very friendly village with a great choice of shops, pubs, cafes etc. We would highly recommend a stay in this beautiful cottage.

One tiny thing, it would be really handy to have a mirror downstairs, otherwise all good!

Fabulous stay at Rowan Barn.

Directions were clear on how how to find the property and easy to park up right by it. The property is a lovely barn conversion. Very well decorated & furnished & extremely clean. There was a very thoughtful welcome package of a vase of beautiful spring flowers, some crisps, biscuits & milk in the fridge. Thank you. The barn is very well equipped with plenty of cooking utensils for cooking meals. The bed was very comfortable. We felt very relaxed during our stay. The little garden area next to the stream is lovely & the weather allowed us to sit outside a couple of times. Rowan Barn is in a great position for discovering Northumberland. The village of Bellingham has several cafe/ tearooms, Coop store, pharmacy, butchers gift shops & petrol station so has everything you need. If you enjoy walking there are plenty of walks to do in the area & beautiful Kielder is only a few miles down the road. We would highly recommend Rowan Barn such that we have booked a further stay there. Thank you for a fabulous stay.

A beautifully modern highly rated renovated barn. It's so relaxing comfortable and warm. A beautiful bathroom and very comfortable beds. Lovely welcoming touch to be greeted by fresh flowers and welcome snacks. We really enjoyed our stay and will most certainly not hesitate to return for another holiday. Thank you.

This is a gorgeous little hideaway, beautifully renovated in a peaceful location with all the amenities of a small town just a few minutes away.

Private park place, outside seating area overlooking stream, modern, bright comfortable living/dining area with everything we needed, good shower, plenty of hot water. A wonderful little place! And Alison and Ryan were very helpful and friendly.

We had a lovely relaxing stay in this fabulous cottage over the new year, it was clean and fresh with everything we needed.

We would definitely recommend this place you won't be disappointed and we would book to stay here again x

Well equipped, lovely cottage in a great little village.

Everything we needed for a fabulous few days in Northumberland. Had asked for the twin beds to be made into a King size bed to give us more space as had seen in a previous review which was a great touch as that was a much bigger bedroom. Can’t think of any negatives at all!

This is the third time we have stayed at Rowan Barn and it just doesn’t disappoint.

It’s a beautiful property the decor and facilities have all been carefully thought out. All you need to take with you is your toiletries and clothes !! This is a gem of a property nestled in the heart of a very friendly village. We will definitely be back

Beautifully appointed property and spotlessly clean.

Nice hospitality touches and fully accessorised kitchen made for a very comfortable stay. Recommend to anyone staying in Bellingham. If you're using both bedrooms, the one with the double bed is a tad tight as there's not much room between the bed and walls. Larger built people may have a slight problem maneuvering. We used the two single beds in the double bedroom, which were very comfortable. First and Last brewery, a few minutes walk away, is worth a visit if you're into real ale.

Mum and I got really lucky when we chose Rowan Barn for our mini break to Northumbria.

The photos don't do this beautiful cottage justice. Every little thing has been thought about. There were even freezer bags! A lovely welcome tray and milk in the fridge. I could easily have moved in and re-located from Chorley. It's ideally located for day trips. We discovered a hidden gem in Howick Hall - a must visit if you love trees and plants. We've both raved about the Barn and Northumbria to friends and family since we came home. We plan to come back. Thank you for providing a lovely place to stay.

Beautiful house in a lovely village setting, the owners and their daughter were so helpful and friendly. The layout of the property was stunning inside with everything you could need with a cosy outside patio beside a gentle burn. Just a joy, I would recommend it to anyone thank you.

A wonderful, well appointed cottage in a tranquil, beautiful village.

Rowan Barn is a lovely base for our week exploring the area. We’ve walked locally from the cottage, and also ventured to Blanchland, Kielder, Stonehaugh, Elsdon, Wark and Sycamore Gap. So much to see and so many miles walked! The accommodation exceeded our expectations, including a sunny breakfast area to start the day and a sunny side garden to end the day, and the village has everything you may need.

This was our second time staying at Rowan Barn and from the moment we opened the door it felt like coming home.

It’s such a beautiful place to stay and the decor and attention to detail provides such a relaxing atmosphere. Everything has been carefully thought through and the facilities are excellent for both families with little ones to just adults. We love it so much we’ve booked again in October. We would definitely recommend this property.

Very disappointed at the lack of secure bike storage , the safe shed was full of tools.

We were offered to store them in the adjoining property which would have worked but the property was being renovated and the very wide entrance door was constantly blocked by a large camper van overnight so no go !!!!!! Area was beautiful and accommodation was spotless .

We absolutely loved our 3 day break at Rowan Barn.

The only thing we wished was that we Could have stayed there longer. We will definitely be returning in the near future. The Barn is beautifully presented,with everything that you could wish for. A first class place to stay. ⭐️⭐️⭐️⭐️⭐️

The main issue was the conflicting location information because you stated that the cottage was 2.

4 miles from Bellingham whereas it was in the village. You need to change this. This is totally a Sykes problem. The owners were brilliant and the cottage was great.

We had a lovely 3 night stay that we wished could have been longer.

Rowan Barn is a beautiful property situated within the heart of the village. The decor and furnishings are of an exceptionally high standard the attention to detail makes it all the more special. You can tell a lot of thought has gone in to this venture by Kyle & Alison they deserve success. Although the cottage is of a high standard it has a really cosy , homely feel just right for relaxing. We will definitely return !

The comfort was outstanding. Everything we needed was there. The under floor heating is sublime so comfortable, can walk about in bare feet. We loved the patio, faces the morning sun, and just listening to the babbling brook and the birds. The local shop has anything you need and thete are restaurants/cafes to choose from. There many places accessible from Bellingham for walks, scenic drives, castles, houses etc. The local walks along the river bank and up Hareshaw Linn to see the waterfalls. After a night's rain very scenic.

The conversion has been completed thoughtfully and to a very high standard of finish inside and out. It is very well equipped and comfortable & the welcome pack was very much appreciated. The hosts were helpful and attentive and readily available and should be proud of what they have achieved to provide a lovely place to stay. The Barn is superbly situated with a sitting out area next to a small river and close to the excellent amenities in Bellingham, as well as having lovely walks from the door. We would like to thank Alison and Kyle, wish them well with their venture and would love to stay again.
